Recording Requirements and Fees in McKean County

McKean County publishes a detailed fee schedule at mckeancountypa.gov/recorder-fees. The base fee for recording deeds and mortgages, which includes four pages, four names, and one parcel, is $87.75. Each additional parcel or description costs $1.00. For mortgage satisfactions, releases, and assignments, the base fee for four pages and four names is $61.75. Each additional page costs $0.50, and each additional name costs $2.00. For rights of way, easements, agreements, and bills of sale, the base fee is $59.75. Satisfactions require the original mortgage or a legible copy of the recorded mortgage.

Bradford City properties have additional requirements. Recording a deed for Bradford City property requires an additional $0.50 per page to print the deed, plus a $1.50 fee to prepare the City Registry. The City Registry is a requirement specific to Bradford City and does not apply to other areas of McKean County. All documents submitted to the McKean County Recorder of Deeds require a self-addressed stamped envelope for the return of recorded originals.

The realty transfer tax under 72 P.S. § 8102-C applies to most deed transfers. Pennsylvania collects one percent at the state level. Local municipalities add their own rate.
